Let us help. We will attempt to relieve you of some of the stress. What is Thermography? Thermography or thermal imaging uses infrared technology to detect very small differences in temperature. Every material has a unique thermal signature and when moisture, heat, cold, or wood destroying insects are introduced into the structure the thermal signature changes. These changes can be subtle or dramatic. But with this incredible thermal image scanning technology the thermal signatures are detectable where they wouldn’t be able to be seen with the naked eye. The thermal imaging camera will document the anomalies and we will report on the findings. Thermal image scanning technology is now being used to evaluate residential and commercial structures and equipment. As a non-invasive testing tool it can quickly help discern where there are suspected issues. This can help to limit the areas where time consuming further evaluation and destructive discovery is needed. Why Thermography? Thermal imaging, or infrared Thermography, produces images of invisible heat energy emitted from objects and systems in the home and allows us to measure it. Thermal imaging helps to diagnose the problem rather than merely identify symptoms and can sometimes, but not always, identify and document: electrical faults before they cause a fire; termite infestation overloaded and undersized circuits; circuit breakers in need of immediate replacement; missing, damaged, and/or wet insulation; heat loss and air infiltration in walls, ceilings, floors, windows and doors; water moisture intrusion that could lead to mold; hidden roof leaks, before they cause serious damage; air conditioner compressor leaks; structural defects; broken seals in double pane windows; energy loss and efficiency; dangerous flue leaks; damaged and/or malfunctioning radiant heating systems; unknown plumbing leaks; and overheating equipment. Infrared (IR) (thermal imaging) is an advanced, non-invasive technology that allows our thermal imaging inspector to show homeowners things about their homes that can’t be revealed using conventional inspection methods.

The panel on the right shows an excessively hot wire. This too; was a potential fire hazard that could have been left undetected. This image of a water leak near the base boards in a laundry room was detected with a thermal imaging camera that would have not been seen otherwise. The leak was repaired and insulation was replaced before further damages occurred. This image shows evidence of a leak at a water heater that was overlooked by the homeowner before the thermal imaging scan was conducted prior to sale. This image shows where a leak had occurred in a bathroom on the second floor. This was undetectable without the thermal image scan. The leak had been repaired, but damage was still evident at the first floor ceiling This image show where improper insulation around A/C ducting can result in energy loss and moisture intrusion.
